The community

Built at pace, in clusters, around water

DAMAC Lagoons covers 45 million square feet across clusters named for Mediterranean coastlines (Santorini, Costa Brava, Malta, Venice, Portofino, Morocco, Nice, Andalusia, Marbella, Monte Carlo and Ibiza) each arranged around man-made lagoons. There are no apartments.

DAMAC handed over 8,800 residential units across Dubai during 2026 and awarded more than 10bn in construction contracts in the first half of the year. Santorini completed first; Costa Brava was scheduled for Q1 2025 and Malta for Q4 2025, with the wider community running through 2026 and 2027.

Two things follow from high-density townhouse rows built quickly. Setting-out against the adjoining unit is worth measuring rather than assuming, and lagoon-facing plots carry sustained ground moisture that only shows up as a problem months after anyone stops looking for it.

Malta and Costa Brava are in the window now

Your defect liability period runs twelve months from your own handover date. Costa Brava's scheduled Q1 2025 handover and Malta's Q4 2025 mean both clusters are at or past month eleven as you read this, Malta specifically across late 2026.

The stock here runs from around 1,550 sqft in the smaller three-bedroom homes to plots exceeding 12,000 sqft at the top of the villa product, so a single table would mislead. Here is the figure most visitors are checking.

Five-bedroom townhouses run to 3,377 sqft and the six- and seven-bedroom villa product to 7,189 sqft and beyond. Above 15,000 sqft we price the property individually, in writing, before we attend.

All figures in AED, inclusive of VAT, fixed before we attend. DAMAC listings routinely quote both built-up area and plot size and the two differ substantially. A 4BR Santorini townhouse is around 2,268 sqft built-up on a 1,550 sqft plot. We price on built-up area, not plot area.

Ground conditions next to water

01Clusters are arranged around man-made water bodies. On lagoon-facing plots: ground level relative to the damp-proof course, and surface falls away from the building rather than towards it.
02Terrace and garden drainage, and ponding across paved areas measured after wetting rather than assumed from the fall drawing.
03Moisture readings at internal skirting level on the water elevation, recorded as figures so later change can be measured against handover condition.

01High-density townhouse rows built at pace. Facade line, roof line and boundary position measured against the adjoining unit. Handover is the only moment these are straightforward to prove.
02Party wall acoustic performance, junction detailing at floor and roof, and fire-stopping at the party wall head where accessible.
03Common-boundary drainage, where water crossing from an adjoining plot is a foreseeable future dispute between neighbours rather than with the developer.

Fit-out and finishes

Automation and themed render

01DAMAC stock ships with home automation. Every device paired, addressed and functional, controller commissioning evidenced, and low-voltage cabling terminated and labelled. An incomplete commissioning handover is a documentation gap, and it is worth recording as one.
02Each cluster carries a distinct architectural treatment: render profiles, decorative elements, colour schemes. Crack survey with widths recorded as figures, and sealant continuity at movement joints.
03Junction detailing where decorative render meets openings, which is where themed facades most often fail first.

Asked most often about DAMAC Lagoons

When does my defect liability period expire?

Twelve months from the date you took handover, not from the cluster's scheduled date. Malta and Costa Brava owners are at or past month eleven now. Confirm your own handover date and count from there.

Why is my fee based on a different size than my listing?

Because we price on built-up area from your title deed, not plot area. DAMAC listings quote both, and they differ substantially. A 4BR townhouse can be 2,268 sqft built-up on a 1,550 sqft plot.

Is an inspection worth it at this price point?

This is where it returns most. A Complete inspection on a 4BR townhouse costs a fraction of rectifying an undetected waterproofing fault after the warranty has closed, and villa waterproofing is not a cheap repair.

Can you inspect if I am not in Dubai?
