Why others look cheaper on the surface

Not by doing the same work for less. By taking most of it out of the headline fee and charging for it afterwards, once you are committed and the developer is already arguing. We are not the cheap option, and this is what the cheap option leaves out.

Why we cost what we cost

A day of a surveyor's time is not a few hundred dirhams

We are the expensive option and we would rather explain that than disguise it. The fee buys time on site, a qualified surveyor's review, and the part most firms leave out, which is going back until the developer has finished.

01Four to six hours on an apartment, a full day on a villa, never a walk-round
02Thermal and moisture equipment carried on every Complete inspection
03Every report reviewed by a qualified surveyor before it is issued
04The months of correspondence after the report, which nobody advertises

Terms

When you pay, and what happens if plans change

01

Booking

The fee is fixed in writing when you instruct us. No deposit is taken; we hold the slot on your confirmation.

02

Payment

Payable in full 24 hours before the inspection. Payment confirms the booking; without it we do not attend. Bank transfer or card, and a tax invoice follows every payment.

03

Changes and cancellations

Reschedule free of charge up to 24 hours before. Inside 24 hours, or where access is refused on arrival, we charge half the fee for the lost slot.

“The invoice matched the quote to the dirham. After two years in Dubai that still surprises me.”

Questions we are asked

Fixed, in writing, before we attend. The only thing that changes it is the area of the property being materially different from what you told us, and we would raise that with you before starting rather than afterwards.

We measure on site. If the built-up area is more than 10% above what you gave us, we tell you the revised fee before we begin and you decide whether to go ahead. We do not add it quietly to the invoice.

On built-up area as stated on the title deed or the developer's handover pack, and we verify it on site. It is the figure you already have, rather than one we have arrived at ourselves.

Yes. Every figure on this page and in your quotation is inclusive of VAT, and a tax invoice follows payment.

Essential is the inspection, the report and one re-inspection. Complete adds unlimited re-inspections, developer liaison support for as long as items stay open, the thermal and moisture survey, and the 11-month warranty check diarised. Most owners take Complete because the work after the report is where the value sits.

Not on Complete or Remote Concierge: as many as it takes. Essential includes one; further visits are charged at 900 each, which is the only add-on we publish.

On Complete, no. Developers rarely close everything on the first attempt, so charging per visit would mean charging you for their delay. On Essential the second visit is 900.

In full 24 hours before the inspection. Payment confirms the booking; without it we do not attend. Bank transfer or card, and no deposit is taken at the time of booking.

Reschedule free of charge up to 24 hours before the appointment. Inside 24 hours, or where we arrive and access is refused, we charge half the fee for the slot we have lost.

Because the low fee is only possible if the work is unbundled: re-inspections billed per visit, the developer left to you, the thermal survey sold as an add-on, the 11-month check quoted again next year. Add those to a cheaper quote and the gap narrows considerably. We would rather publish one number that covers all of it.

Before the keys change hands

Send us the handover date and the size of the property. The fee comes back the same working day, fixed, with the earliest slot we can hold.
