The community

Sixty-one developers, and no single build standard

Jumeirah Village Circle covers 870 hectares across six districts, with more than 350 completed buildings and 187 currently at some stage of construction. It is the densest apartment market in Dubai and the most active.

It is also the most varied. An Emaar or Sobha community is built to one specification by one contractor; JVC has 61 active building developers working to their own. Specification, MEP integration and commissioning quality vary building to building in a way they simply do not elsewhere. That is not a criticism of the community. It is the reason an inspection here returns more than it does almost anywhere else.

Nineteen registered projects are currently past their planned handover date. If yours is one of them, it changes nothing about your warranty: the defect liability clock starts when you take the keys, not when the developer originally said you would.

What is completing now

Thirty-six projects have a planned 2026 handover in JVC. These are the largest. If your unit is in one of them, the inspection window is the days between your snagging appointment and signing the handover documents.

Dated anchors

Binghatti Apex (1,230 units) delivered late April 2026, so that cohort reaches month eleven in Q1 2027. Pearl House III (356 units) delivered the same month. Park Lane 2 delivered February 2026, and month eleven falls Q1 2027.

What an inspection costs here

Four sizes typical of JVC stock, priced on the same published formula as every other property. Studios genuinely do start around 410 sqft here, and some new-build studios reach 656 sqft. Your fee is calculated from the built-up area on your title deed, so enter your exact figure for a firm number.

What we measure in JVC stock

Every inspection runs all 412 checkpoints for an apartment. These are the checks that carry the most weight in this community specifically, because of how it is built.

Compact units

AC sizing in studios and 1BRs

01In a demise under 50 m² a single fan coil unit serves the whole apartment. We record supply air temperature and airflow at the diffuser and check the unit can hold setpoint against the glazed area.
02Undersizing does not present as a snag in March. It presents as a comfort complaint in July, long after the developer has closed the file, which is why it is measured rather than observed.
03Condensate drain fall, trap primer and secondary pan checked at the same time; in compact units the FCU is usually above a ceiling void with no easy later access.

Mid-rise stock

Balconies and thresholds

01Shallower balconies with tighter falls than tower stock. Fall to the outlet measured, outlet clear of screed and tile adhesive, upstand height at the threshold recorded.
02Waterproofing turn-up behind the door frame. Balcony-to-interior ingress is the most expensive apartment defect to put right after handover.
03Sliding-door track drainage and gasket continuity, with sealant tooling at head and jambs checked along the full run.

Ground and podium

The lower floors and the interfaces

01Moisture readings at skirting level in every ground-floor demise, and at the interface between the apartment and podium landscaping or the car-park deck below.
02In a phased building the corridor, lift lobby and risers may still be in progress when the first units are released. We record the condition of common-area interfaces at your handover date.
03For the nineteen past-date projects, that record is what later distinguishes construction damage from build defect.

Questions

Asked most often about Jumeirah Village Circle

When does my defect liability period expire?

Twelve months from the date you took handover, not from the developer's original scheduled date and not from the building's first release. We inspect at month eleven, which leaves a month for the developer to close what we find.

My building is running late. Does that change anything?

No. Nineteen JVC projects are past their registered date, and the clock still starts at your handover. You do not lose the months the developer used.

Do you price on built-up area?

Yes, as stated on your title deed. Listing sizes are usually saleable or brochure areas and can differ by three to eight per cent, which is why the calculator asks for your exact figure.

Can you inspect if I am not in Dubai?
