The community

The largest handover cohort in the city, on an active construction corridor

Dubai South spans 70 registered off-plan projects and roughly 13,130 units in the pipeline, built by Dubai South Properties, Emaar Dubai South, Azizi, BT Properties, Expo City and more than thirty smaller developers. The 2026 cohort alone is 7,159 units.

Volume at that pace is not itself a problem. The community registers a 94.5% absorption rate across 5,698 villas under construction, which is a functioning market. But it does mean units are routinely handed over next to sites that are still building, and that has a specific consequence for your evidence.

Where a unit is handed over adjacent to an active site, we photograph and record external finishes at the handover date specifically so that later construction damage can be distinguished from build defect. Nobody else in this market offers that, and on this corridor it is worth more than it sounds.

Nineteen projects have a planned 2026 handover. The Azizi Venice releases dominate by volume: between Venice 7 and Venice 14 alone, 5,796 units are delivered inside a four-month window.

The largest 11-month opportunity in Dubai

Because the 2026 deliveries are concentrated into a few months, so are the warranty expiries. Your defect liability period runs twelve months from your own handover date, which for the Venice cohorts means the window closes across a narrow band.

Between Venice 7 and Venice 14, close to six thousand units come out of warranty inside a four-month window. If you are in either, the eleven-month check is the last point at which the developer is obliged to put things right at their cost.

Canal-adjacent and ground-floor units

01Azizi Venice's canal-adjacent and lagoon-facing stock warrants particular attention to balcony drainage falls and threshold waterproofing: fall to outlet measured, upstand height recorded, waterproofing turn-up behind the frame.
02Podium-level and ground-floor demises sit where the water table and landscape irrigation both come close to the slab. Moisture readings at skirting level in every ground-floor unit.
03Chilled-water riser tap, FCU condensate fall, trap primer and secondary pan, with supply air temperature recorded per room.

Villas and townhouses

Golf-front ground conditions

01Emaar South's golf-front stock backs onto irrigated landscape. External ground level relative to the damp-proof course, and surface falls away from the building on every elevation.
02Roof void entered physically where a hatch exists: insulation continuity and depth, condensation, daylight at the eaves, water tank support and overflow routing.
03Party wall and setting-out against the adjoining unit in the townhouse product: facade line, roof line, boundary position, and acoustic performance.

The evidential record

01Where your unit is handed over next to a live site, we photograph and record every external finish at the handover date: render, glazing, paint, paving, boundary walls.
02That record is what later separates construction damage from build defect. Without it, a scratched balustrade six months on is an argument you cannot win.
03Community infrastructure commissioning status recorded as a factual observation at handover: district cooling, utility connection, access and lighting.

Asked most often about Dubai South

When does my defect liability period expire?

Twelve months from the date you took handover. For the Azizi Venice 7 cohort that means the window closes across Q4 2026 and Q1 2027; for Venice 14, Q2 2027.

My unit is next to a building site. Does that matter?

It matters for evidence. We record external finishes at your handover date so later construction damage can be distinguished from build defect. On this corridor that record is the most useful thing in the file.

Are your published sizes accurate for my unit?

Treat them as indicative. Dubai South is the one community where developer size schedules are not consistently published, so we price from the built-up area on your title deed rather than a typical figure.

Can you inspect if I am not in Dubai?
