They found 212 defects on a two-bed. Emaar closed 209 of them before I flew out, and the remaining three are diarised for the eleven-month check. I never set foot in the building.

The report reads like a survey, not a sales document. My developer stopped arguing on page two.
Every finding had a measurement against it and the standard it failed. The handover team had nothing to push back on, which is exactly what I was paying for.
The thermal camera picked up a leak behind the guest bathroom wall that nobody would have found by looking. That one finding paid for the inspection several times over.
Thorough, and the report was with me the next morning as promised. The fee is well above what I was quoted elsewhere. I decided it was worth it, but nobody should instruct them expecting the cheap option.

They came back three times until the developer had closed everything on the list. No extra charge and no chasing from me, which was the part I had expected to be hard.
I was in London for the entire handover. A video call from every room, the report the same evening, and they dealt with the developer directly afterwards.

The inspection itself was excellent and the report was genuinely impressive. Booking was not. Nine days before they could attend, which nearly cost me my handover slot. Ask about lead times before you commit to a date with your developer.

This was fair. We were running a single inspection team through the November handover peak and our lead time went to nine days without us saying so on the site. We have since added a second team, and the quote we send now states the first available date rather than leaving you to ask. Lead time in the last quarter has averaged three working days.
